Figures that speak for themselves: Ideal investment location

From 2017 to 2023, Oberschöneweide recorded almost 14% population growth* – and the trend is rising. With 93% rented compared to 7% owned*, the district is also a clear rental and therefore investment location. At 64%*, the proportion of single-person households clearly outweighs that of two- or more-person households. Another investment advantage: the low average age of around 38 years*, which is well below the Berlin-wide average age of just under 43 years. Good reasons for the increased demand for young, compact rental accommodation, which is additionally fueled by new innovative companies and the University of Applied Sciences (HTW) located in Oberschöneweide.

Studying with a view of the Spree

The former AEG industrial site, steeped in history, now offers creative space for hundreds of employees and around 9,000 learning enthusiasts: at the HTW Wilhelminenhof campus, students immerse themselves in the worlds of industrial design, environmental informatics and economic policy on a daily basis. The academic network of the university, which is known far beyond the borders of Berlin, is as diverse as the subjects on offer. Pioneering research projects, international partnerships and attractive career opportunities make the HTW, which is located directly on the banks of the Spree, a sought-after destination for students who also want to live close to the university.

Prospering economy

Long-established large companies, newly emerging mixed-use districts and innovative start-ups and coworking spaces open up attractive employment prospects. Schönweide is already home to around 300 companies with around 3,000 employees*. In addition, the Spreeknie Technology and Start-up Center (TGS), which is linked to the HTW, offers start-ups around 25,000 m² of office, laboratory and workshop space. Pioneering projects such as “Spree 27” and “BE-U | Behrens-Ufer” are also creating future-oriented districts with multifaceted residential, commercial and leisure opportunities. In addition, around 300,000 m² of listed buildings and a further 250,000 m² are available for commercial use along the Spree and Wilhelminenhofstrasse. This means that around 10,000 new jobs could be created in Oberschöneweide by 2035*. An inspiring mix of traditional and avant-garde industries that is already very popular with employees.
